When to Replace Carpet vs. Clean It

It depends heavily on the carpet’s grade and how it’s been treated:

• Mid-grade nylon (most builder-grade): 8–12 years.
• High-grade nylon: 12–20 years.
• Wool: 20–40+ years with proper care.
• Polyester (PET): 5–10 years. Soft and stain-resistant initially, but crushes faster.
• Triexta (SmartStrand): 12–18 years. Excellent stain resistance, decent crush resistance.
• Olefin (polypropylene): 5–8 years. Used mostly in basements and rentals; not recommended for main living areas.

These ranges assume the carpet is professionally cleaned every 12–18 months and gets typical household traffic. Pet households and high-traffic homes (kids, frequent guests) shorten lifespan; meticulous care can extend it.

• Pile still has body and springs back when you press your finger into it.
• Stains haven’t reached the pad — the spot is dry to the touch through the carpet.
• Less than 10 years old for mid-grade carpet, less than 15 for high-grade.
• No permanent matting or crushing in the traffic lanes.
• No extensive pet damage below the surface (you don’t smell anything when humidity rises).
• Seams are intact — no fraying, no separation, no curling at the edges.
• Color is still even. A bit of fade is normal; severe streaking from UV is not.

If most of these are true, professional cleaning will likely give you 3–5 more years for $200–$400 instead of $3,000–$8,000.

• Pile is permanently crushed in traffic lanes and doesn’t spring back even after vacuuming and steaming.
• Seams are separating or fraying. Once the seam goes, the carpet is structurally compromised.
• Pad is compressed flat. You can feel the subfloor through the carpet when you walk barefoot.

For mid-grade builder-quality nylon over a basic 6–8 lb pad, installed by a referral installer, expect $3.50–$4.50/sq ft installed. For a typical 1,800 sq ft home with carpet in living areas and bedrooms (~1,200 sq ft of carpet), that’s $4,200–$5,400 total.

For higher grades:

• Mid-to-high nylon (more crush resistance): $5.00–$7.00/sq ft installed.
• SmartStrand triexta: $5.50–$7.50/sq ft installed.
• Wool: $10–$25/sq ft installed depending on grade.

Avoid olefin (polypropylene) in main living areas — it crushes too fast in Birmingham traffic. It’s fine for basements.

Yes, a lot. The pad is half of how a carpet feels and significantly impacts how long it lasts.

• Standard 6 lb rebond pad — what builders install. Adequate.
• 8 lb rebond pad — about 30% more cost, ~50% longer lifespan. Worth it.
• Moisture barrier pad — protects against pet accidents and spills reaching the subfloor. Strongly recommended for pet households.
• Memory foam pad — luxury feel underfoot but more expensive and not always worth it for the carpet’s sake.

If you’re investing in better carpet, invest equally in better pad. Good carpet on cheap pad performs like cheap carpet.

Most flooring installers will remove and dispose of old carpet for a small fee. The carpet typically goes to landfill, which is a real environmental cost. Some CRI-affiliated programs accept old carpet for recycling — ask your installer if they participate. The Carpet America Recovery Effort (CARE) tracks recycling availability.

For older wool rugs and Orientals, never throw them out without an assessment first — even worn ones can have collector value. Bring it by our facility or send pictures and we’ll let you know.
